RENTAL SERVICES
RENTAL SEARCH: Using your specific rental criteria – type of property; # of bedrooms and bathrooms; square footage; amenities needed; preferred location; and budget – our team will search for properties using MLS®; exclusive agent listings; local advertisements; and other real estate search portals, and email them to you daily for your consideration. Clients can also conduct their own property search by using the MLS® consumer website Realtor.com.

PROPERTY SHOWINGS: Once you’ve selected a rental property or properties of interest, we'll schedule an in-person showing, or we arrange a video tour via What’s App or Zoom. When possible, we always encourage in-person viewings. Video can never convey the true look and feel of a property as effectively as a personal visit.
LEASE AGREEMENT: Using a licensed Realtor® to prepare your lease agreement ensures you understand your Tenant rights and responsibilities, gives you a personal advocate in lease negotiations, and helps safeguard your deposit. At California Homes for Canadians, we draft all lease agreements using the official California Department of Real Estate forms.
​MOVE-IN PREPARATION: After the lease agreement is signed by both the Tenant and the Landlord, we'll help coordinate any lease requirements, including deposit payments, utility transfers, insurance, and HOA documentation, to make your move-in as seamless as possible. And on the big day, we’ll be there to hand you the keys.

PROFESSIONAL REAL ESTATE LEASING
MARKET ANALYSIS: We conduct a comprehensive, local market analysis to determine the optimal list price, ensuring you receive the highest possible rent for your property.
ADVERTISING & MARKETING: To attract the right Tenant, your property needs to be marketed strategically. We maximize exposure to your rental listings with quality photos and an engaging property description on MLS® (Realtor.com), leading rental platforms, and our extensive network of clients and real estate professionals.
PROPERTY SHOWINGS: We schedule and conduct professional property showings to introduce prospective Tenants to your property.
TENANT SCREENING: We conduct a rigorous screening of each rental application, including background checks, credit evaluations, employment verification, and previous rental history reviews, to qualify potential Tenants.
LEASE PREPARATION: We prepare all required lease documentation using official California Department of Real Estate forms, and collect deposits in accordance with local, state, and federal laws.

TENANT MOVE-IN: Once leased, we’ll manage the move-in process, including a thorough walkthrough inspection of the property’s condition and the formal transfer of keys to the new Tenant.
